Fixed Wire Testing
Enhancing Electrical Safety For All Building Types

Fixed Installation Testing (or Fixed Wire Testing) is an important process that must be conducted periodically on all buildings, whether commercial, industrial or residential. This involves testing the electrical circuits and systems that distribute electricity around a building. These tests confirm lighting, socket outlets, power supplies, air conditioning and other principal components are fully operational.

AES Electrical & Compliance Services Ltd, based in Winsford, takes pride in offering meticulous fixed wire testing services tailored to diverse building types. Whether your property is commercial, industrial, or residential, our skilled electricians ensure that all fixed electrical circuits undergo rigorous testing for safety and compliance.

How Often Should Fixed Wiring Be Tested?

The frequency of testing for fixed wiring, depends on various factors, including the type of building and its use. The guidelines for testing frequency are typically outlined in industry standards, with a primary reference being BS7671 (The IET Wiring Regulations). Here are our general recommendations:

Commercial Buildings (or change of occupancy):
Test Frequency: Maximum period of 5 years between inspections and testing.

Industrial Buildings:
Test Frequency: Maximum period of 3 years between inspections and testing.

Public Houses:
Test Frequency: Maximum period of 5 years between inspections and testing.

Offices, Shops, Hospitals, Educational Establishments, Restaurants, and Hotels:
Test Frequency: Maximum period of 5 years between inspections and testing.

Leisure Complexes (excluding pools), Theatres, Agricultural & Horticultural Buildings:
Test Frequency: Maximum period of 3 years between inspections and testing.

For special installations such as swimming pools, petrol stations, caravan parks, the recommended maximum period between inspections and testing may be one year due to specific safety considerations.

It’s important to note that these recommendations are general guidelines, and the actual testing frequency may be influenced by factors like the age and condition of the installation, any history of electrical issues, and changes in the way the building is used.

BS7671 Guidelines: Setting the Standard for Fixed Installation Testing

Our Fixed Installation Testing procedures adhere to the guidelines outlined in BS7671 (The IET Wiring Regulations). This industry-standard provides essential guidance on the testing and inspection processes for fixed wire installations. It sets the foundation for determining the test frequency based on the type of building and its occupancy. AES Electricals commitment is to keep your electrical systems in line with these regulations for optimal safety and performance.

Is An EICR The Same As A Fixed Wire Test?

While both an Electrical Installation Condition Report (EICR) and a Fixed Installation Test focus on assessing the condition of electrical installations, they are not exactly the same, but there is a close relationship between them.

In essence, a fixed wire test is a component of the overall EICR process. During an EICR, the electrician will perform a fixed wire test as part of the broader assessment. The EICR encompasses a more comprehensive examination of the entire electrical installation, including fixed wiring, electrical fixtures, and other components.

 Fixed Wire Testing FAQ

Detecting any defects or issues with current electrical installations, EICRs and fixed wire testing are different terms for the same tests. Determining anything that could pose a risk to safety and the need for necessary electrical repair work

Fixed wire testing detects potential faults in electrical equipment and appliances, whereas PAT covers electrical equipment that can be moved throughout and outside of a property.

For commercial properties, the landlord of the building is responsible for all electrical testing.  The Landlord and Tenants Act 1985 states that a property’s electrical installation must be ‘Safe at the beginning of the tenancy’ and ‘Maintained in a safe condition for the entire duration of the tenancy’.
